Commercial Property Sales Acquisition

We deal with all types of commercial property sales and purchases whether sold/purchased via auction, with or without an agent, with or without finance and wholly commercial or mixed-use buildings. Our experienced team can guide you through the process of selling/purchase your commercial property whatever else is involved. We will deal with your matter promptly and in a legalese manner using simple terms and keep you fully informed of the process of your sale/purchase as your matter progresses. We also have experience dealing with Self-Invested Personal Pensions (SIPPS) and are well versed in the standard pension provider requirements of such transactions.

If you are selling or purchasing subject to an option or overage agreement then our experienced team can also deal with this and advise you on the best terms for you.

Our team not only handles commercial property matters but is also able to deal with transactions which have a residential element such as mixed use buildings where there may be a residential tenant in situ or where you would like us to grant a lease of an upstairs residential flat.

Please contact either Crispin Easter or Laura Maltby to arrange an appointment to discuss your matter further but in the meantime, it may help you to consider your replies to the points below to help you to structure your initial contact with us.

Information we will require to progress your matter:

  1. Name and address of the other party/parties to the transaction to enable us to carry out a conflict search.
  2. Whether you are acting in your individual name or company name.
  3. Name of the solicitor(s) acting for all parties in the transaction.
  4. Name and address of the agent.
  5. Price agreed for the sale/purchase and whether VAT will be payable thereon.
  6. Whether you are buying with the aid of finance or selling subject to a mortgage which will need to be redeemed.
  7. Whether the property you are buying/selling is tenanted and how it has been agreed that the tenant will be dealt with.
  8. Whether you are buying/selling subject to an Option Agreement.
